LIHTC Multifamily
We have extensive experience working with Low-Income Housing Tax Credit improved properties and development sites, with SC Housing and North Carolina Housing Finance Agency (NCHFA) as intended users. Mr. Sewell has worked directly for SC Housing as a contracted appraiser in addition to completing many LIHTC appraisals for affordable housing developers and private lenders.
Right-of-Way & Eminent Domain
GBVS is actively involved in the valuation of real estate for right-of-way and eminent domain purposes. Mr. Sewell is on the approved appraiser list for both the SCDOT and NCDOT. Right-of-Way appraisal-related services include consultation and advisory support, market studies, litigation support, valuation, and expert witness testimony. Typical right-of-way projects have included appraisals for highway and street expansions, water/sanitary sewer/gas pipelines, electric transmission lines, and drainage easements. Appraisals have also been conducted for public parks acquisition, government surplus right-of-way disposition and ground lease feasibility.
Mortgage Lending
We work closely with lenders, both federally regulated and non-depository lenders. Our valuation reports comply with the Uniform Standards of Professional Appraisal Practice and all associated guidelines. In addition to Market Value appraisals, we offer appraisal review services to lenders.
